The Joy of Being Mentored.
Human resource is an integral part of success. As you go up you need people to support your ladder of success. The saying goes, “Be good to people on your way up, because you will meet them on your way down.” No man has ever made it in his/her own however talented. God gives one people to support their en devours because no single individual knows everything. One is an expert in this, and another an expert in that. You need to bring all their ideas on board to build your tower. For, “together we are rock but singly you are sand”. Sand has never supported a foundation. Christ hence taught, “therefore whoever hears these words of mine and does them, I'll liken him to a wise man that built his house upon a rock: and the rain descended, and floods came, and wind blew and beat upon that house; and it fell not: for it was founded upon a rock. And everyone that hears not these words of mine, and does them not, shall be likened to a foolish man who built his house upon the sand: and the rain descended, and the floods came, and the winds blew, and beat upon that house; and it fell: and great was the fall of it.” (Mathew 7:24-27).
Almighty God puts this precious resource into your life to bless your life, and as you prosper you also bless other lives. And to lead a people you must be a leader. And to be a leader one must learn leadership skills from the leader. It takes following those who have gone before us to enter their city. This is called mentoring.
The Scripture teaches, “That the heir, as long is a child, differs not from the servant, though he be lord of all; but is under tutors and governors until the time appointed of the father”(Galatians 4:1-2). This is also true of Father God those whom He calls, He puts under the tutoring of men and the Holy Spirit until they fulfill His purpose on earth. To ascend to greatness, mentoring is part and parcel of the process. A mentor is simply a guide or adviser. She/he is someone used by God to pull you up from a lowly life. You need someone who has been there to take hold of your hand and lead you to the top of the mountain. It takes following the King to enter the palace gates.
In our calling, we are all called forth as little children but it takes tutoring and lessons from those who have gone before us to realize our dreams. Greatness is a product of growth. During our growth, we follow the leaders who have gone before us to be like them if not better. The Scripture reminds us that, “He that walks with the wise men shall be wise; but a companion of fools shall be destroyed”. (Proverbs 13:20). It takes following the wise to be wise. And the wise are also the great of the earth. They lead the way for others to follow onto their footsteps. The Scripture therefore warns that, “_____He that follows vain persons is void of understanding” (Proverbs 12:11). And cursed is everyone that follows after strong drinks. The Scripture laments, “Woe to them that rise up early in the morning, that they may follow after strong drinks; that continue until night till wine inflame them” (Isaiah 5:11).
A. What to Follow?
The scripture answers this question with the advice, “See that none render evil for evil to any man; but ever follow that which is good, both among yourselves and to all men” (1 Thessalonians 5:15). And what is that which is good? The scripture teaches that, “But you oh man of God flee from these things (love of money); and follow after righteousness, godliness, faith, love, patience, meekness” (1 Timothy 6:11). When we follow these, we land at Gods footsteps. And the good Lord brings us to His footsteps to follow Him. His servants realized this great benefit and declared to the children of Israel that, “ Never the less my brethren that went up with me made the hearts of the people melt but I wholly followed the Lord my God” (Joshua 14:8). And Christ declared, “If any man served me, let him follow me; and where I am, there shall my servant also be: If any man serve me, him will my Father honor.” (John 12:26).
Following God usher us into His righteousness which is the corner stone of the establishment in the Kingdom. And when the Almighty God establishes a man, all fear is gone as one rests with a n eye in fulfillment knowing we are surrounded with His grace. Christ therefore taught, “Seek you first the kingdom of God and His righteousness, and all these things shall be added to you” (Mathew 6:33). Which things were Christ talking of here? Ofcourse the desires of our hearts. They drive people crazy! But fulfilled desires are only additions of righteousness in the Kingdom of God the Father, the Son and the Holy Spirit. When we follow onto the good Lords footsteps, His servant David wrote, “Surely goodness and mercy shall follow me all the days of my life” (Psalm 23:6). Know that God has no favoritism. As He dealt with David, does He deal with all His people. It takes following God to enjoy His abundance.
B. Why is following God vital?
We follow God and His servants that we might know His ways. The Scripture reminds us that, “The secret of the Lord is with them that fear Him and He will show the His covenant.” (Psalm 25:14). For this reason, “He made His ways known to Moses, His acts to the children of Israel.” (Psalms 108:7). His servant teaches, “Then shall we know if we follow on to know the Lord: His going forth is prepared as the morning; He shall come to us as the rain, as the latter and the former rain to the earth” (Hosea 6:3). When God comes to us in His glory, we manifest His greatness. Signs, wonders and miracles become the norm in our lives.
The Scripture also teaches that, “That at the name of Jesus should bow of things in heaven, and things in earth and things under the earth; and that every tongue should confess that Jesus Christ is Lord to the glory of God the Father”(Philippians 2:10). Not only has God come to us in glory; now He in duels us in the Holy Spirit. And where God is, nature being creature is subject. To the bodies that the almighty God has made His temple, we read that, “God also bearing them witness both with signs and wonders and with diverse miracles, and gifts of the Holy Ghost according to His own will”(Hebrews 2:4).
Much of this book deals with issues of following Lord God to dominion; but let us for a moment turn our attention on those He has put us under to take us forward – the leaders. True success comes from following the Lord God Almighty. But we can also follow God through His servants-the men and women He has walked with. Such great people are the mentors. Much of this understanding is drawn from the “Developing the Leader Within You” seminars of the great leadership teacher, John C. Maxwell.
C. What Is a Leader?
The often asked question is, “How can I find a leader? How can I find someone to help me in my undertakings?” The world is looking for leaders. Wale Akinyemi of powertalk.biz writes, “A common thread that runs through companies is search for top talent each wants the beast performers in the industry to be in their teams”. When we see a leader the word that comes to mind is leadership. This is because leaders lead. To find a leader, look around and see who is leading others; see who the people are influenced by or drawn to.
D. Myths of Leadership.
1). Leaders are born, not made. This is a very common myth. By this people mean, “There are some people who when born they've got it; and there are others who don't have it at all”. The truth is that there may be people born with leadership leaning just as there are others born with musical leaning. There are those born with gifts, talents and abilities leaning to lead than others. But we must understand that we all can learn to lead if we put our mind on it. But the myth causes some people not to study leadership.
What does it take to become top talent? A research carried out over 30 years ago by two Russian chess educators gives us the clue. There was a popular belief that women could not succeed exceptionally in activities that needed spatial thinking. But these educators home schooled their children and put them under a very rigorous routine that included chess with their parent every single day. The effort paid off: by the year 2000, all the three girls were among the top ten chess players in the world.
Another example is the legendary musician Wolfang Amadeus Mozart. What people do not know is the fact that his training started before he was four years old; and his father being a skilled composer was also a music teacher so contrary to popular belief, Mozart was not born an expert, he was made one. In what Malcolm Gladwell calls the “Ten Thousand Hours Rule” in the book “The Outliers” evidence seems to overwhelmingly suggest that top performers are made and not born. The two characteristics that seem to follow all top performers in every field; first, is the fact that there is an environment that fosters us performance. Second, is the fact that they gave themselves to practice and hard work more than their contemporaries. The two go together. Hard work alone is not what does it. Hard work in a conducive environment is the key. Both Mozart and the chess players were products of environment and consistent exceptional efforts within the environment.
2). Leadership is a rare skill. Sometimes we look at leaders and try to mystify them. Leadership is rare, but not necessarily because it is a rare skill. It is rare because it is rarely taught. Most people do not lead because they've never been taught how to lead others. Colleges and graduate courses do not teach leadership. But once people are taught leadership, they learn it and they begin to grow as leaders.
3). Leadership exists only at the top of an organization. We hear this often. People say things like, “I don't go to leadership conferences because I'm not the CEO of our company. But understand that leadership is not position! Leadership is influence. How we influence people determine how we lead. Every one of us has a certain degree of influence on others. So know what you can lead your organization from in middle of a crisis if you have influence. In fact you can be at the top of you organization if you know how to influence the influence.
4). All leaders are charismatic in personality. We kind of have these weird ideas that leaders must have a charisma about them. And people just want to follow them like the pied piper. With a charismatic leader you enjoy following him/her. Burt though charisma is important in life itself does not make one a leader. There are people with high charisma yet they are poor leaders; and, there are those with low charisma yet they are great leaders. In John C. Maxwell's book, “Be A Peoples Person” he teaches in chapter two, how to draw people to oneself. Basically he talks about charisma and how to obtain it. Here he teaches that charisma like personality is not something one is born with, charisma is a mind set. People with charisma think differently from those who lack it, i.e., if you are charismatic you put your audience agenda before your own. So you talk not about what you are interested in but rather what your audience is interested in. For example, you could ask questions to find out your audiences interest. People who have charisma are other focused. In other words, they talk about thing that others like. But people who lack charisma are self focused, for example, a person who lacks charisma may lack into a congregation but rather than talk to the people, he may wish that someone talks to him/her.
Charisma however will only get you inside the door. In other words if you have charisma people will say to you, “Hey come on in!”People will like you. However it is credibility that keeps you in the room. Character and credibility you have is by far more important in leadership than charisma. Charisma is more of the upfront stuff just like the icing on the cake perhaps. But character is the inner stuff. In leadership when occasion arises to choose between the two, choose character. However even for those with strong character it is equally important to work on charisma. You do not want to be a wonderful person yet people view you as very boring.
5).Leaders control by manipulation. We see this happening many a times. But it is very wrong to be a manipulative leader. To misuse people is very sad indeed. There is a great difference between manipulation and motivation. Manipulation is moving people for the leader’s advantage. However, motivation is moving people for everyone's advantage.
E. The Making of a Leader.
1). Understand the value of leadership. Understand there is a great value in learning to lead. Everything rises and falls on leadership. In his book, “21 Laws of Leadership” John C. Maxwell talks of the lid in success, i.e., your leadership will determine your success. He teaches that, “Your success cannot rise any higher than your leadership. Your leadership caps on your success.” For an organization that is not growing the problem often is in the leadership issues. To grow an organization, grow the leader, i.e., either train them or trade them. Leadership is the lid on an organization, and will always determine the growth of an organization. The good news is that we can always grow the leader and the organization will have room for growth.
2). Make commitment to learn how to lead. It really does take a commitment. If you spent one hour a day on any give field for five years, you will become an expert in that field. And it all starts with the cost. Growth stops when the price gets too high. The cost involved will include:
a). Personal change. If you are to become a leader, there are things you must change in your personal life. There are things you do not do now that you've got to add. And there are also things you do now which you've got to take away. Then most people do not grow as leaders because they do not make the changes necessary.
b). Time. It will take time for you to become a leader since leadership is a process.
c). Money. It will cost you money to change because money will buy the books, tapes and take you to leadership events necessary and get you exposed to leaders.
d).Friends. Sometimes leadership costs us friendship. Sometimes it is a friendship-relationship issue. Sometimes we take the journey our friends are not ready or willing to take with us. Instead, they may want to pull us backward thus maintaining status-qua. This is what gives leaders a stint of loneliness. And hence the saying, “It’s lonely at the top”. This is because as leaders grow, there are some friendship and relationships which will never remain the same. So you better know why you are up there and remain preoccupied with it.
e).Your options and freedoms. When you become a leader, you do not want to do what you want to do anymore. But you got to do what is best for the people. You no longer live the selfish agenda. Often, you put yourself way back on your agenda list so that you can help lead the people according to what their pressing needs are.
3). Start Leading. You learn to lead not by learning but by doing, i.e., you have to practice leadership to become a good leader. Get a group of people and start leading them. You will find there are four levels involved:
a). Leadership interests people. There is something interesting about a person who knows where they are going. Having a purpose in life is the interest level.
b). Leadership impresses people. This is about a person who not only know where they are going but have been there. So they take you where that have been themselves.
c). Leadership influences people. This person who influences others not only have they been there but they have come back to take you with them so that you can take an incredible journey together.
d). Leadership impacts people. The purpose and goal is not only to take people to the top of the mountain, but you become an excellent leader when you teach people to go, find people and lead them. In so doing you multiply yourself. Know that if you are the only one leading people in an organization, it will take a lot of time to come down and take every single person to the top individually. This could wear you down. And the only thing that gets done is what you touch and do.
F. A Leader as an Equipper.
A leader is an equipper. She/he equips or trains people Harvey Firestone teaches that, “It’s only as we develop others that we succeed permanently”. So what is the game plan?
a). Develop self. The first person you learn to work with is not somebody else but yourself.
b). Lead self. If you would not follow yourself why should anyone else follow you?
c). Develop others. You have the right because you have developed yourself and also led yourself.
d). Lead others.
e). Lead others to develop others.
f). Lead others to lead others. This is when leadership begins to be effective and to multiply. Equipping people however is not easy. If it was, everyone would be doing it. It is difficult. But there is a mind set that a leader will always step in and do things right. Often it does not work that way. People move away, they change mind, they change organization. When you get to equipping people it is never a static position. It is never an ending process.
G. Quick thoughts to help equip people.
i). Evaluate the people you have. Ask yourself, “How well can they do?” i.e., rate their potential on the basis of one to ten.
ii).Qualify them. Put them on a job and ask yourself, “How well did they do?” and write this is a bit easier than the first. It is tangible when we ask ourselves, how well did they do?
iii).Unite with them. Here ask yourself, “How well are doing together? Are we creating energy? Are we multiplying ourselves?”
iv). Invest time with them. Ask yourself whether the time you are spending with the person you are equipping and training if it be profitable.
v).Provide resources and experiences for your followers.
H. Attitude in Leadership.
Attitude determines altitude. Hence our attitude determines how we see things in:
a). Myself. I cannot go any higher than myself. In other word, you cannot rise higher than you see yourself. If you have a success above your self image, then your self image will cause you to sabotage your success i.e. you will literally pull down the thing you were a success in to your self image.
b). Others. You cannot go any higher than your belief in people. It is wonderful when the people believe in the leader; but it is even more wonderful when the leader believes in the people.
c).My business. I cannot go any higher than my dream for my business.
d).My failures. I cannot go any higher than my willingness to get back up. Failure has a huge influence in our lives. The question is not, “Are you going to fail?” The question is, “How are you going to handle failure?” How you see failure coming in, and how you see failure going out will determine how you will handle failure. We all fail a t some point in life. In his book, “Failure 101”, John C. Maxwell how “fail correctly”. He writes, “When you fall wriggle down there, you might as well pick up something! Clean the floor while down there. What people tend to do, however, is that they try to get up as fast as they can, hoping nobody noticed them. Our embarrassment of failure causes us to get up quickly, and we never learn what we are supposed to learn. But know that life will continually knock you down till you learn.” Leaders have an attitude to necessity that allows them to get up. Leaders get knocked down a lot.
I. The Paradoxical Commandment of Leadership.
The paradoxical commandment of leadership is that:
a). People are illogical, self centered, unreasonable; love them anyway.
b). If you do good people will accuse you of ulterior self centered motive; do good anywhere.
c). If you are successful you will win false friends and true enemies; succeed anyway.
d). The good you do today will be forgotten tomorrow; do good anyway.
e). Honesty and frankness makes you vulnerable; be honest anyway.
f).The biggest men with the biggest ideas will be shut down by the smallest men with the minds; think big anyway.
g). People favor under-dogs, but follow only top-dogs; fight for the few under-dogs anyway.
h).What you spent years may be destroyed overnight; build anyway.
i) People do not need help, but many attack you when you help them; help them anyway.
j). Give the world the best you have, and you get kicked in the teeth; give the world the best you have anyway. Only a good attitude will make a leader get back on top.
With these techniques, you will be able to ask for a raise, make a sale, deal with family crisis, and feel comfortable in social and business situations.

The good LORD has always extended this gracious invitation to man over the millennium. And therefore, if it be your desire to know Him as He truly is - the Lord of lords and King of kings, the Savior and Redeemer of mankind, then pray this prayer of repentance unto salvation:
“Lord Jesus Christ, I come to you with all the sins I have committed and I beg you to forgive me. I confess that I am a sinner and that I cannot save myself. Please cleanse my body, soul and spirit with your precious blood. I need your help Lord, and I ask you to come and live in My heart. I want to serve you, obey your commands and do what is right. I want to live for you every day, please lead and guide me by your Spirit into righteousness. Thank you Lord for hearing and answering my prayer. Amen!”

Read the Bible often, and join a congregation near you where Christ Jesus is preached and the Almighty God head: Father, Son and the Holy Spirit, is worshiped in Spirit and in Truth for your own spiritual growth and strength in Him.

1. Introduction
The Holy Scripture says: “And it shall come to pass in the last days, that the mountain of the LORD’s house shall be established in the top of the mountains, and shall be exalted above the hills; and all nations shall flow to it. And many people shall go and say, Come, and let us go up to the mountain of the LORD, to the house of the GOD of Jacob; and He will teach us of His ways, and we will walk in His paths: for out of Zion shall go forth the law, and the word of the LORD from Jerusalem” (Isaiah 2:2 and 3). Now to fulfill this prophecy the LORD, GOD of Israel, has raised me up to be His servant, and has thereby commanded me: “This day, I’ve made you one of the greatest men to walk the earth. Arise, establish Jerusalem.” Under the guidance of the Holy Spirit through the Holy Scripture, I have come to learn that this command means the building of the grandiose mountain of the LORD’s house. It is known that the first temple was built by King Solomon (970-936 B.C.). This was later destroyed by the Babylonians under King Nebuchadnezer in 587 B.C. However after the release of the captive Israelites from Babylon by King Cyrus the Mede, the temple was rebuilt under the then installed new governor of Judah – Zerubbabel (537-515 B.C.). It was this very temple that was renovated so radically by Herod the Great in 20 B.C. in order to try and win the support of the Jews to his side. This temple became the splendour of Jerusalem during the days of our Lord Jesus Christ on earth in the flesh. It remained standing until A.D. 70 when the Roman Emperor Titus raged it to the ground never to be rebuilt again by the Jews. Thus began the era of the Gentiles treading underfoot the holy city until their times be fulfilled as foretold by the prophets (Luke 21:24 and Revelation 11:2). There began the era of the Church as it is known by some. In this regard the first command for the re-building of the temple came to Emperor Constantine of Rome in A.D. 330. Five years later he built a basilica at the temple site, but he dedicated the house of worship to Virgin Mary. By this man provoked GOD to wrath by re-introduction of the ancient pagan cult of Queen of heaven worship into the Body of Christ – the Church. Together with other numerous pagan practices of the ancient Roman religion these were incorporated into the Church that Christ had founded under Peter and returned again in the spirit to reform His Church through the revelation given to Apostle John in A.D. 96 at the Isle of Patmos. To prophet Jeremiah the Almighty GOD had openly displayed His anger against the children of Israel when they resorted to the pagan cult of Queen of heaven worship. He said to His prophet: “So do not pray for this people nor offer any plea or petition for them; do not plead with me, for I will not listen to you. Do you not see what they are doing in the towns of Judah and in the streets of Jerusalem? The children gather the wood, the fathers light the fire, and the women kneed the dough and make cakes of bread for the Queen of heaven. They pour out drink offerings to other gods to provoke me to anger. But am I the one they are provoking? Are they not rather hearing themselves to their own shame? Therefore this is what the Sovereign LORD says: My anger and my wrath will be poured out on this place, on men and beast, on the streets of the field and on the fruit of the ground, and it will burn and not be quenched” (Jeremiah 7:16-20). The unquenchable anger of GOD is set to burn on this site until the LORD Jesus Christ returns to reign on earth in the flesh; for it is then that the Scripture foretells: “In that day will GOD raise up the tabernacle of David that is fallen, and close up the breaches the-reof; and will raise up his ruins and will rebuild it as in the days of the old” (Amos 9:11). Therefore now at the holy site stands the Islamic shrine, the Dome of Rock, built by Ab-dul-Miqdam Ridja in A.D. 691.

Building the capacities of the communities, and their organizations, to be self-reliant and giving them the opportunity to assume more self-management and responsibilities for a sustainable human development.
3. JERUSCOS’ Mission
a) To build on CBOs capabilities, promote the development of community resource base, and underscore programmes that are responsive to their ever-changing needs and condi-tions. b) To undertake appropriate programmes with communities in which their potentials and multiple roles can be harnessed to maximize their development.
4. Problem Statement
The greatest need currently is the task of raising US-$ 40 million. To realize this dream from the Kenyan public or Africa as a whole is a gigantic task. There is thus the need to gather the whole world for the realization of this great divine project on earth. For the Almighty GOD, the Holy One of Israel, is the GOD of the whole earth. However, for the earth to be rallied together to fulfill a divine cause the world’s population must be enlightened and empowered through a process of impartation of the Word of Truth. Since the dark cloud covers the world, and man’s love for GOD has greatly waned, there is the need to step up conscientious effort to bring the pure Gospel to the common man, woman, and the youth of the world. There is therefore an ongoing need for focused and people-centered revival with special emphasis on human love, love for GOD, empowerment, and integrity in JERUSCOS’ programmes.
5. Rationale
Under the guidance of the Holy Spirit, I have learnt that the LORD’s urgent command for the re-establishment of Jerusalem at this critical moment in man’s history is because Jerusalem stands for: i) The earthly representation of the Throne of GOD Most High, and the City of Truth in Zion (Zechariah 8:3). We know that the Word of GOD is the Truth (John 6:63). It there-fore follows that this is the city of the Word of God. And Jesus Christ is that Word that the Scripture bears witness of (John 5:39). ii) It is the navel of the world, i.e. it has umblical honours, and all the peoples of the world are to be gathered here (Ezekiel 38:12; Zechariah 2:11; 8:22). iii) It is idealized as the capital of the Kingdom of GOD (Revelation 21:2-23). iv) It is the City of Melchizedek (Genesis 14:18; Hebrews 7:2). It follows that in this chosen Jerusalem, the chosen melchizedek symbolizes the coming reign of the Perfect Melchizedek – the King of justice, peace and righteousness. That is to say that this chosen ??? prepares the way of the Lord of Lords and King of Kings, Jesus Christ. v) It is the valley of visions (Isaiah 22:1). vi) It is a tower of revelations (Isaiah 4:2). vii) It is the precursor of the Messiah (Psalm 110). viii) The city stands at a junction of two important trade routes of Israel. ix) Although the origin of the name Jerusalem is not given in the Holy Bible, nevertheless the Jewish Talmud informs us that Noah’s son Shem was the founder of the city, and he called it Salem, meaning a place of peace. Abraham, however, during his time renamed the city Jeru which means a place of reverence. Their descendants – the Israelites, later not wanting to favour one of their great ancestors above the other – combined both names for the city and Jerusalem came to existence. x) If the holy city is now given the Gentiles by the LORD, GOD Almighty, it is for two reasons: First, the Church of Christ is now given the Gentiles (Luke 21:24; Revelation 11:2). Secondly, it is to fulfill the prophecy of Isaiah that “In that day shall five cities in the land of Egypt speak the language of Canaan, and ??? to the LORD of hosts; one shall be called the city of destruction. In that day shall there be an altar to the LORD in the midst of the land of Egypt, and a pillar at the border thereof to the LORD. And it shall be for a sign and for a witness to the LORD of hosts in the land of Egypt” (Isaiah 19:18-20). Needless to say, the ancient Egypt of the Bible was the land of the black-man. Therefore now already established under Bishop (Dr.) David Oyedepo in Lagos, Nigeria, is the ancient city in the land of Canaan - Shiloh.
6. Methodology
The role of Community Based Management (CBM) is fundamental in this process. CBM is not just a methodology for implementing programmes. It is really a way to prepare communities to “take control” in many areas, that will give them increased capabilities in the future. Because: a) CBM gives communities a chance to practice decision-making and self-management so that they can use their resources better. b) CBM helps communities to practice the skills of problem-solution analysis, project proposals and semi-independent implementation. This makes them attractive to other development agencies. c) Development agencies do not have sufficient funds to handle all of the development assistance required by communities. They must thus demonstrate their commitment to working for their own development. Northern partners now expect good investments, good returning, effective and efficient use of money. d) CBM provides an opportunity for communities to adequately tap external resources for development programming. In addition, CBM builds confidence, so that communities can be more pro-active towards government to demand goods and services. e) CBM increases community commitment to sustain their infrastructure and services. It helps communities to look at their resources, manage them and make decisions on how to use them. This decentralization ensures the devolution of power, decision-making and services to communities, rather than reliance on central government to maintain such services and systems. f) CBM helps communities to empower themselves to take over what agencies have been doing, so that they are less dependent and have the power of self-determination.
7. Planned Outcomes
Jerusalem Paradise is the mountain of the LORD’s house. This grandiose city of GOD bearing the LORD’s sanctuary is to be built in the city of Nairobi. Thus says the LORD: “My sanctuary shall mark the sky-lines of Nairobi”. The planned 50-storey high building is a special GOD’s temple. It is to be built according to the pattern of the heavenly sanctuary – the New Jerusalem. It is therefore a special di-vine-driven project on the phase of the earth. Its twin towers are to be linked by a 10-storey central lobby with the first two floors, figuratively called “The Court of the Gen-tiles”, bearing nothing of spiritual benefit, but shops, utilities, and restaurants. The next 3 storeys are to house the main sanctuary auditorium, which is to be used for prayer services, and may also be used for sporting and theatre activities. Within the cen-tral lobby shall be inter-connected TV circuit lounges to be used also as class-rooms and conference rooms. Within the great hall shall also be waterfalls, pools, and tropical gar-dens. The towers, one shall bear office building, while the other shall bear suites and apart-ments. The building will also bear underground water storage of up to 300,000 litres ca-pacity, an underground well, underground and surface ground parking bays. The project is to be undertaken on a two acre plot within the posh Westlands suburbs, west of Nairobi.
8. Strategy
The total cost of the project is approximately at US-$ 215 million. The funding for this project is sought from all over the world. It is to be financed jointly by grants, partner-ships, and if we fail to meet the target we shall also engage real estate companies. Much of the funding is to be raised through Internet advertisement, Ministry’s international book sales, and applying for grants from agencies. The construction program shall be over 2 to 3 years period. It shall be based on the drawings by Engineering Ministries International, and this shall be listed as Appendix A. Our other service providers are listed on the cover of this proposal. Their obligation to JERUSCOS will be contractual condition that the contractors will provide themselves to executing the contract to completion within the time period specified in the contract. The constructors will also provide a realistic program of execution of the works (progress charts) that shall become binding in the event of the contract or being awarded the tender, and subject to any amendments that may be made with the approval of the architect.
9. Utilising the Grants
The grants so sourced shall be utilized in the following: a) Architectural Drawings: Through the grant JERUSCOS shall obtain professionally designed architectural plans for the proposed Jerusalem Paradise building. This service is expected to cost 2.5 % of the total project cost, which is US-$ 2 million. b) Feasibility Study: Part of the grants we intend to use in carrying feasibility study, and thereby come up with a document proving the viability of the planned project to our financiers. Where it becomes necessary to engage a mortgage company to finance the additional monetary input to complete the work, the mortgage shall be negotiated for a 20 years period and be based on repayment program of 8.6 % interest p.a. The net projections shall be as follows:

This undertaking is expected to cost US-$ 1,500,000. c) Land Purchase: JERUSCOS shall purchase a 2 acre plot at Nairobi's Westlands at a cost of US-$ 1,600,000.This will be for the sole purpose of putting up the Jerusalem Paradise Twin Towers building. d) Water-well: JERUSCOS shall drill a water-well at the construction site at a cost of US-$ 1,000,000.This cost shall include the construction of a water treatment plant and an underground water tank of 300,000 litres capacity. To be contracted for this work is the water company Davis and Shirtliff (K) Ltd. This will be essential to minimize the expenditure on water bills for construction and operating the facility. e) Mortgage Deposit: In the event that the ministry does not realize the target amount, JERUSCOS shall engage a mortgage company or a development bank for the purpose of fulfilling this objective. To qualify for this JERUSCOS needs to put down at least 10 % of the total project cost, i.e. US-$ 21 million. f) Construction: US-$ 200 million will be spent in purchasing the materials of construction, hiring equipments and machinery for construction, payment of labour, and professional services. g) Communication: The grants will also facilitate communication between JERUSCOS officials and the service providers by paying for the air tickets where this will become necessary.

11. Benefit to JERUSCOS, the Ministry, and the Public
This project will bring great benefits to us, the members of Jerusalem’s Shiners’ Chapel International ministry through its community development wing of JERUSCOS. The rents shall be fixed at 75% of the prevailing market rates. And the rents so collected shall be used for propagation of the Gospel throughout the world, providing for the poor, em-powering marginalized communities, and meeting all the other objectives of JERUSCOS spelled out in this proposal. Those who come to Jerusalem Paradise from afar shall find ready accommodation at sub-sidized fee. For this reason our slogan remains: “What shall one then answer the messen-gers of the nation? That the LORD has founded Zion, and the poor of His people shall find refuge in it” (Isaiah 14:32). Nothing is as powerful as an idea whose time has come. And the time has come for the establishment of the mountain of the LORD’s house in Africa. For the mouth of the LORD has already spoken it. Through part of the resources generated by the property we thereby intend to impact the world positively by evangelization through telecasts, litera-ture, audio-visual tapes and CDs, print media (newspaper coverage), crusades, internet, and pulpit preaching at the auditorium. This work is part of the Great Commission that Christ Jesus commanded His faithful fol-lowers to carry out throughout the earth, and it will greatly influence those still living in bondage and captivity by the renewal of their minds through the preaching of the Word of Truth. Africa is still in great spiritual, and thereby mental bondage. Its greatest dilemma is not the disease AIDS, but empowerment! The activities of JSCI ministry and JERUSCOS are geared to empower many to pick themselves from the dust and walk. As people become more enlightened and empowered, we expect to see in this part of the world a great prosperity reminiscent of the industrial revolution of the West in the early 19th century. Great works last forever. And as the Almighty GOD uses us to perform great works on mankind, when our time of departure from the world comes, we shall have left our foot-prints on the sands of time for those who shall come after us to follow.
12. Meeting Donor Objectives
◦ This project will benefit a great number of people, especially the marginalized communities. ◦ JERUSCOS will acknowledge your grant in our annual reports, and accounts covering the period of the project. ◦ JERUSCOS will enter into a signed project delivery agreement, in a form satisfactory to you, with the project delivery partners whom have been mentioned on Page 1 of this proposal before any funds are paid out. ◦ JERUSCOS shall ensure that delivery partners maintain adequate insurance cover in the area of their service provision. ◦ JERUSCOS will arrange visits for donors or their staff to the project or any project delivery partner on request. ◦ JERUSCOS shall mention the donors and show their logo in JERUSCOS’ publicity at all times. ◦ The donor also has the right (under the Contracts-Rights of Third Parties Act of 1999)to enforce any of JERUSCOS rights under the project delivery agreement. The project delivery agreement will hence contain a provision that these rights may not be altered or extinguished without the donor’s written consent. ◦ JERUSCOS will monitor the progress of the project and complete any regular reports as the donor may require. If asked, JERUSCOS will promptly send the donor a copy of JERUSCOS’ annual accounts for the financial year in which grant payment was made. ◦ JERUSCOS shall tell its donors immediately in writing of anything that significantly delays, threatens or makes unlikely the project completion. ◦ JERUSCOS shall send its donors any further information the donor may ask about the project or about our organization, its activities, the number of jobs created by the pro-ject, the number of users and other beneficiaries, and such other information the donor may require from time to time. ◦ JERUSCOS shall report regularly and fully to all members of our governing body on the financial position of our organization.
13. Evaluation
This evaluation is hereby presented as a “before” picture assessment of the Jerusalem Pa-radise project. This is indeed a mammoth project in Kenya, and Africa as a whole, in terms of both capital input and structural height. It is also involving in machinery input. And it will be the very first time that a church in Africa has come up with such a project. To have the project take off JERUSCOS needs to raise at least US-$ 11 million, to quali-fy for funding from the mortgage companies and development banks. After the taxation by the Kenyan government at 30 percent, the net figure will constitute the 10 percent capital contribution by JERUSCOS for the project. The 90 percent project funding in this case shall be a loan which is to be secured by letters of negative-pledge. This is not an impossible task taking into consideration the machinery we have put in place to realize this dream. It is more or less similar to what the American Democratic presidential candidate, Senator Barrack Obama, put in place early this year to raise funds for his presidential bid, and realized US-$ 32.5 million in three months. Even though we may not match similar targets, nonetheless, we are optimistic JERUSCOS will be able to attain the minimum funds needed. Nairobi has in the recent past seen major high-rise buildings mark its sky-line. These include Times Towers, NHIF Towers, Kenya-Re Towers, NSSF House, etc. And machinery and expertise for putting up a similar project is not likely to be a hindrance. The cranes which can extend to 200 metres in height are available for lease from local construction firms like Mugoya Construction Company. Even without the necessity of imports, Kenya is endowed with construction materials in the form of cement, stones, ballast, paint, water supplies, marble and timber. And what Kenya cannot supply adequately like hard-wood timber, the neighbouring Uganda can readily supply through the East African Railway net-work. Heavy timber panel doors for the sanctuary entrance shall be imported from China at a cost of US-$ 15,000 per door. Eight such doors will be needed. Glass and aluminium frames for the windows and glass panel doors shall be imported from Germany. White marble for external and internal decorations shall be imported from Italy. The duration of construction is planned to be 2008 to 2010. Labour shall be provided by Kenyans except where foreign consultation becomes necessary.
